When it comes to selling your home, there are many things to consider to boost the selling power of your property.

You may think that every bit of your home is equally important in enticing buyers. But according to new research, certain rooms in the home have more significance.

HouseSimple.com carried out an extensive online study of 1,000 house hunters to see which rooms and interior features can help sell your home.

The research found that potential buyers spend more time looking at the living room in a three-bedroom house, than any other room – 1.5 times longer than the kitchen to be exact.

With one-bedroom properties, the lounge is just as important, but the next most attention-worthy room is the bedroom, rather than the kitchen.

One of the biggest surprises of the study was that the outside space or garden ranked higher in importance than the bathroom, no matter the size of the property.

"At HouseSimple.com, we advise prioritising low-cost tactics to showcase your home in the best possible light, whether that's opting for neutral decor or simply removing clutter before a viewing," Alex Gosling, CEO of HouseSimple.com, said.

"This study shows that the living room is the best place to start. When selling your home online, we recommend making this room the focal point of your listing, with plenty of photographs that reflect a warm, homely feel.

"Listings with professional photographs also sell 50 per cent faster and 39 cent closer to the asking price than listings without them, so it's worth the extra time and effort to get them right."
