Bronx affordable apartments designed by COOKFOX going from $494/month

A massive new COOKFOX-designed, fully affordable development in the Bronx has now launched the housing lottery [PDF!] on its 227 apartments, 6sqft first reported. Located at 4275 Park Avenue, the 12-story building overlooks the Metro-North train tracks in Tremont.

Park House, as this particular building is known, is part of a two-building development undertaken by non-profit group Breaking Ground, which is the city’s largest provider of supportive housing. The other building, known as the Webster Residence, will provide supportive housing and on-site social services, and goes by the address 411 East 78th Street.

Though they’re separate buildings, COOKFOX has designed the project in such a way that the two blend in together with their red brick facade. The 12-story structures topped out last summer, and construction has progressed steadily since with the rentals now fully clad with their facade. The buildings are designed around a central courtyard, which will be open to residents of both buildings.

Rentals at Park House range in size from studios through three-bedrooms and rents start at $494 for a studio and go up to $1,181 for a three-bedroom. Below is a full breakdown of the rents and income ranges:

Aside from the central courtyard mentioned above, residents will also have access to an on-site laundry facility, bike storage, on-site parking, and a multi-purpose room. Prospective residents have until April 17 this year to apply, and construction is on track to wrap up by the end of the summer this year.
